Catalyst Opportunity Funds Celebrates the Delivery of The Eden, a 235-unit, mixed-income Multifamily Development in the Heart of Los Angeles
Catalyst asset, The Eden, brings long-term affordability to downtown Los Angeles
Los Angeles, CA – December 12, 2024 – Catalyst Opportunity Funds (Catalyst), a private equity firm committed to creating new affordable and workforce housing across the United States, and Bridger Land Group (“BLG”), proudly announce the grand opening of The Eden, a 235-unit multifamily community in downtown Los Angeles.
Los Angeles struggles with both high cost-of-living and a shortage of affordable housing options, marking the delivery of these units particularly meaningful. A quarter of the Eden’s units are deed restricted for affordability, with rental prices attainable to workforce-income households as defined by the county’s Department of Regional Planning’s Affordable Housing Program. This also includes 5% of units that are deed restricted as deeply affordable, which creates and maintains long-term affordability in the heart of downtown.
As an impact-focused investment firm, Catalyst is committed to maximizing the Eden’s affordability profile above and beyond deed restriction. As such, the firm has priced the majority of units affordably to those of moderate income in Los Angeles.1 As Catalyst Managing Partner, Kristian Peterson, explains, “we believe in mixed-income neighborhoods and their capacity for fostering thriving communities.” The Eden will also feature 8,800 square feet of commercial space, enhancing the neighborhood’s vibrant ecosystem and providing economic opportunities for local businesses. The project’s design also integrates sustainable, energy-efficient systems, reinforcing Catalyst’s commitment to environmentally responsible development.
The Eden is a testament to the successful partnership between Catalyst and BLG. Over the years, the two organizations have collaborated on three transformative projects, investing nearly $200 million to bring impactful developments to underserved markets.
